The broker market is crowded. Talk to any specialist lender about why they back the brokers they back, and you’ll get one consistent answer: because of the people. Not the deal list, not the volume — the people. The brokers and introducers who stay around in specialist finance for years aren’t necessarily the ones with the biggest pipeline. They’re the ones whose name doesn’t trigger an internal eyeroll when it lands in a credit committee inbox.
The way I think about it is simple. Every deal is a track record being built, not a transaction being closed. For the client, my responsibility is to get them the loan they actually need on the right terms. For the lender, my responsibility is not to bring them a rubbish deal — not now, not in three months, not ever. My reputation is on the line on both sides of the transaction, every time. And reputation, in this market, compounds in both directions.
In practice, that looks mostly like staying close. People forget to keep talking — to the client, to the lender, to each other — and the deal quietly fizzles out. Half the work of a BDM in specialist finance is making sure the conversation doesn’t stop between the moments when something needs to happen. Not chasing. Not nagging. Just keeping the deal alive in everyone’s mind, so when a question comes up or a piece of information lands, it gets the right attention. Across bridging and development finance, auction finance and asset finance, the rhythm is the same.
The partnerships that last are the ones where both sides treat the next deal as more important than the last one. The ones that fizzle are the ones treated as a series of one-off transactions.
